1. What documents do I need to rent a home in the Netherlands?

Passport/ID, employment contract & payslips.
Most landlords require a valid passport or residence permit, a signed employment contract or employer statement, and recent payslips or other proof of income. Self-employed? Expect a KvK extract and financial statements.

Typically 3× the monthly rent (sometimes 3.5–4×).
As a rule of thumb, your gross monthly income ≥ 3× rent. In tight markets or for higher rents, some landlords ask 3.5–4×. We’ll pre-assess your profile so you target realistic homes.

Deposit, utilities, service charges & local taxes.
Besides rent, budget for a security deposit (1–2 months), utilities (gas, water, electricity, internet), service costs (building/common areas) and municipal taxes. We’ll clarify your total monthly outlay before you apply.

Furnished = ready to live, semi-furnished = basics, shell = minimal.
Full answer:

Furnished: Furniture, lighting, (often) kitchenware—just bring your suitcase.

Semi-furnished: Flooring/curtains/lighting, no movable furniture.

Shell: Minimal—often no flooring/curtains/appliances.

Mainly indefinite leases; temporary contracts only in specific cases.

Indefinite contract (onbepaalde tijd) – The standard. No fixed end date. Tenants can usually terminate with 1 month’s notice; landlords can only end under strict legal grounds.
🔎 Practice note: Many landlords include a “minimum stay” expectation (often 12 months, sometimes 24). Under Dutch law, tenants generally retain the right to give notice on an indefinite lease, but some contracts include early-termination conditions/fees—always review terms before signing.

Fixed-term contracts – Since mid-2024 only allowed in specific legal scenarios (e.g., landlord’s temporary absence, student housing, or Leegstandwet while a property is for sale/renovation). Standard short “no-rights” leases are no longer permitted.
