1. What documents do I need to rent a home in the Netherlands?
Passport/ID, employment contract & payslips.
Most landlords require a valid passport or residence permit, a signed employment contract or employer statement, and recent payslips or other proof of income. Self-employed? Expect a KvK extract and financial statements.
2. How much income do I need to qualify for a rental?
Typically 3× the monthly rent (sometimes 3.5–4×).
As a rule of thumb, your gross monthly income ≥ 3× rent. In tight markets or for higher rents, some landlords ask 3.5–4×. We’ll pre-assess your profile so you target realistic homes.
3. What costs are not included in the rent?
Deposit, utilities, service charges & local taxes.
Besides rent, budget for a security deposit (1–2 months), utilities (gas, water, electricity, internet), service costs (building/common areas) and municipal taxes. We’ll clarify your total monthly outlay before you apply.
4. What’s the difference between furnished, semi-furnished and shell?
Furnished = ready to live, semi-furnished = basics, shell = minimal.
Full answer:
Furnished: Furniture, lighting, (often) kitchenware—just bring your suitcase.
Semi-furnished: Flooring/curtains/lighting, no movable furniture.
Shell: Minimal—often no flooring/curtains/appliances.
5. What types of rental contracts exist in the Netherlands (2025)?
Mainly indefinite leases; temporary contracts only in specific cases.
Indefinite contract (onbepaalde tijd) – The standard. No fixed end date. Tenants can usually terminate with 1 month’s notice; landlords can only end under strict legal grounds.
Practice note: Many landlords include a “minimum stay” expectation (often 12 months, sometimes 24). Under Dutch law, tenants generally retain the right to give notice on an indefinite lease, but some contracts include early-termination conditions/fees—always review terms before signing.
Fixed-term contracts – Since mid-2024 only allowed in specific legal scenarios (e.g., landlord’s temporary absence, student housing, or Leegstandwet while a property is for sale/renovation). Standard short “no-rights” leases are no longer permitted.
6. How fast can I find a rental with your help?
Most clients secure a home in around 4-6 weeks. The market is competitive, but with our network and process, clients typically secure a suitable home in ~4 weeks (avg. 29 days)—timing depends on city, budget, and preferences.
7. Can I start the rental process before moving to the Netherlands?
Yes, remote search, video viewings & digital paperwork. We can begin while you’re abroad to reduce or avoid short stay. Expect virtual viewings, online document checks, and swift contract handling.
8. Can I bring pets?
Only with the landlord’s approval. Some landlords allow pets (with conditions); others don’t. If permitted, we’ll ensure a pet clause is included to avoid disputes.
9. Can I register at the municipality (BSN) at my rental address?
Yes, if it’s an independent dwelling. Registration is possible in most self-contained homes (own entrance, kitchen, bathroom). It’s needed for BSN, healthcare, and taxes. We only propose homes that match your registration needs.
10. What if I don’t understand my rental contract?
